XIN Mortgage · SMSF property lending

Buying property in your SMSF?Your super may stretch further than your bank thinks.

The big banks have largely stepped back from SMSF lending. Specialist lenders haven’t — and their policies on contributions, fund cash balances and lease income can lift what your fund can borrow. Our SMSF team structures residential and commercial purchases and works alongside your accountant.

Where specialists make the difference

How we help your fund borrow more

SMSF serviceability isn’t one-size-fits-all. Knowing which lender accepts what is where the extra borrowing power comes from.

1

Count future contributions

Some lenders accept additional voluntary super contributions — supported by your accountant — when assessing what the fund can repay.

2

Use your fund’s cash balance

Selected lenders add back the benefit of cash held in the fund’s account, lifting the loan amount.

3

Simplify for business owners

Own less than 25% of a company? Servicing may be assessed on your PAYG income alone — no company financials needed.

4

Refinance on fund strength

Benefit-to-client and rent-cover refinance options focus on the fund’s position, not just members’ income.

FAQ

SMSF property questions, answered

Can my SMSF borrow to buy property?
Yes. An SMSF can borrow through a limited recourse borrowing arrangement (LRBA). The property is held in a separate holding (bare) trust until the loan is repaid, and the lender’s recourse is limited to that property — your fund’s other assets are protected.
What’s the difference between residential and commercial SMSF property?
Residential property can’t be lived in or rented by fund members or related parties. Commercial property used wholly and exclusively in a business (“business real property”) can be leased to a related business — including your own — on commercial terms at market rent.
How much do I need in my super?
It depends on the purchase price, deposit, costs and how much cash the lender wants left in the fund after settlement. We’ll work through the numbers for your specific fund on the call.
Can the loan be used to renovate or develop the property?
Generally no. Borrowed funds under an LRBA can be used to buy and to repair or maintain the property, but not to improve it. Talk to your accountant or SMSF adviser before planning any works.
Does my SMSF need to be set up first?
Yes — the fund, and usually a corporate trustee and bare trust, need to be in place before settlement. If you’re still setting up, we’ll coordinate timing with your accountant.
Will this enquiry affect my credit score?
No. This enquiry doesn’t involve a credit check. A credit check only happens if you choose to proceed with an application.
Is this financial advice?
No. We arrange finance. Whether buying property through your SMSF suits you is a decision to make with a licensed financial adviser or your SMSF accountant — we’re happy to work alongside them.
