What is an SMSF loan?

A Self-Managed Super Fund is a private superannuation fund that allows you to manage your own superannuation investments for your retirement. Not everyone can set up their own super, so understanding the basics is crucial before getting started. We always suggest you speak to your accountant or financial advisor for any questions on setting up your SMSF.

An SMSF loan allows the trustees of the SMSF to borrow money to buy an investment property as part of the SMSF portfolio. The property can be either residential or commercial.

Once purchased, the property is held in a separate custodian trust (bare trust) and any income generated is re-invested into the fund to repay the SMSF loan. When the loan is repaid, the SMSF acquires the deed title. The diagram below shows how this works.

Our Expat Home Loans are designed for Australian citizens or permanent residents living overseas who want to purchase, refinance, or release equity in Australian property. Eligible applicants can choose between the Expat Full Doc Loan or the Expat Lite Loan, depending on their documentation and income situation. Temporary Residents working in Australia are also eligible to apply, allowing them to secure property even while on a TR visa. Both Australian and certain overseas incomes may be considered, providing flexibility for those earning offshore. In short, Expat Home Loans make it easier for Australians abroad and TRs in Australia to invest in property with tailored lending solutions.
